Re: 918 Byron Street South, Application for Rear Addition

Colin Burton provided a presentation regarding an application for a rear addition to 918 Byron Street South. Highlights of the presentation included:

  • the style of the building, a one and a half storey Neoclassical Farmhouse;
  • images of the streetscape and surrounding homes;
  • the existing and proposed site plan drawings;
  • an overview of the proposed modifications including an extension to the existing front porch, two dormers, and an addition over the single storey portion of the dwelling;
  • the proposed materials to be used; and,
  • maintaining the ridgeline of the existing roof.

A question and answer period ensued regarding:

  • whether the front porch was closed in and traditional spindle railings could be included in the design;
  • how the dwelling's original cladding was determined;
  • the foundation materials and whether a new roof and trusses were included in the design;
  • how the extension of the porch would align with surrounding homes;
  • whether the proposed roofline of the porch was separate from the main roof; and,
  • research conducted on the original structure.

Discussion ensued regarding:

  • how to complement the Neoclassical Farmhouse style with dormers;
  • altering the porch railing to a traditional spindle;
  • using the same cladding on the dormers as the house;
  • creating a split porch by separating the porch and main roofline; and,
  • incorporating muntin bars on the dormer windows.
  • Recommendation:

    Moved byVincent Santamaura

    That the Heritage Whitby Advisory Committee supports the Application for Rear Addition of 918 Byron Street South and requests that the applicant continue to work with staff to incorporate the following design elements:

    • a porch roofline separate to that of the house roofline;
    • a picket design front porch railing to better reflect the period;
    • dormer window cladding to match that of the principal residence; and,
    • double hung front facing windows with muntin bars.
